1879 at the Grid

1879 and RPM Living are the worst. My vehicle was vandalized overnight due to gates broken in constantly and management did nothing to help resolve my issue. For weeks my emails and calls to management, specifically to manager Angelina, went unanswered. My vehicle was also towed inside of the complex several times without reason as well. Upon my move-out, RPM Living charged me multiple unknown fees that could not be explained. 1879 was amazing before RPM Living took over. Please be aware of these type of issues before signing a lease there.There should be an option to give 0 stars.

I’ve been living at 1879 for a year now and I love it. They have modern technology, great amenities, and apartments are reasonably priced. Gates can be controlled from your cell phone so you don’t have to worry about codes or visitors being stuck at the gate. Every time a package is delivered you get a unique code and only the person with the code can access the locker. Anything from paying the rent to putting in a service ticket can be done through the community app. For a person on the go like me that is very convenient. In the summer I enjoy lounging by the pool(which is beautiful) and grilling up some fajitas in one of the multiple grills around the community. In the winter we enjoy making s’mores by the fire pit listening to Christmas music. I also enjoy the many events that are hosted by the management. Anything from a complimentary brunch to a virtual wine tasting #lifein2020. Oh I almost forgot, One thing that I really like about the architecture of the buildings are the open breezeways. I notice that in other apartments with closed hallways bad odors seem to remain. The open breezeways allows for air to flow. A security officer and cameras in the parking lot would be my only suggestion. Even though the apartments are safe there can never be too much security. Overall 1879 is a great place to call home.

I wrote a review a year ago that is viewable by me, but doesn’t appear to have posted for others to see (suspicious). While there’s much to say, I’d like to warn any and all apartment seekers and locaters - DO NOT lease here. It is NOT a luxury apartment. The model unit is the best thing about this place. TERRIBLE management; RPM & the local team (Janice & Angelina were managers when I was there -worst of the worst). Mold growing in apartment 1332, which is why I was allowed to break my lease. Rather than helping me they gaslighted me, refused to compensate me for money lost due to displacement, moving costs, and damaged items. When I moved in my apartment was disgusting. That was the first red flag. I paid my rent every month on time, even with all of the trouble I went through in the short 3 months I lived there, but upon move out they added a bunch of faux charges to my account and when I refused to pay (considering they owe me money), they sent my account to collections. Very poor business practices.

Five star reviews are coerced under the idea that you have “a chance to win $250 off your rent” which is huge considering the astronomical recent rent increases!!! I posted this review a week ago and for some reason the “most recent” are all 5 star reviews. Unfortunately my experience living here for a year was not a great one. For a summary, it is dirty, loud, unsafe, and is now run by an extremely predatory management company. Details below: I lived in 1879 for a year. At the start of this year, I started taking pictures each time police were inside our complex, at my building as a joke to send to my friend because it was genuinely every. single. day. I was stopped multiple times and asked if I had seen or heard fighting. The police presence doesn’t stop the theft though. MANY car break ins and things stolen off of porches. My best friend had all four of her tires stolen off of her vehicle, and multiple other cars were swiped that night INSIDE of the “gated area” I put quotation marks because the gates are nearly always broken. The pedestrian gates often don’t work, I emailed many times about this with no fix. For such a large property, they have no cameras outside of the pool area. The pool is noisy and loud, unsuitable for residents to use because often overrun with nonresidents. Dirty. The hallways of the buildings are also very dirty. Some of the things I’ve encountered on the stairs include: bones from some sort of meat, broken glass, blood, trash, used paper plates. Predatory management company. When I moved in, I was assigned the wrong unit and move in was delayed while they “fixed” a scrape on their fake-wood laminate flooring. It was extremely noticeable even after “fixing”, but I just put a rug over it and let it be. The drawers were also broken (another reason for the delay). No problem, except they were quick fixed so maintenance had to fix them several more times while I lived there. A quick fix each time. When I moved in the place smelled like dog pee, specifically the balcony but I didn’t complain because they seemed so nice and I didn’t want to cause problems. Didn’t request a floor replacement. Was harassed with auto generated emails about renter’s insurance, even after sending email proof I had sent them my policy before even moving in. Now that I’ve moved out they are charging me TWO THOUSAND dollars, when there is no damage to the apartment. They claim they have to replace the fake flooring, even though Texas tenant law says a tenant can’t be charged for normal wear and tear. They tried to charge me $45 for the broken drawer, even though maintenance has fixed it many times for free. They know that the clause in your lease promising you will pay attorney fees if you lose your case will discourage most people from fighting the charges. I have heard stories of several people having obscene charges at move out now that RPM has taken over as management. Besides that, overall the apartments are made cheaply. Walls are thin and smells travel. The place always stinks. Huge police presence that unfortunately does not deter criminal activity. Unsafe. Management will nickel and dime you because they know it’s difficult to fight the charges. Stay farrrr away. One more point, they’ve gone up so much on rent it’s totally possible to find a nicer place closer to the city. Idk why anyone would move here at this point unless your job or kids schooling is in Stafford (but if you have kids, I would definitely not say this was a safe place to raise them). God bless! Pool was closed almost all summer. Trash is always overflowing. Gates are always broken. The gate by my unit has been out of service probably close to 6 months. Last strike, when we originally moved here due to them leasing out an apartment on the first floor we applied for they gave us a complimentary garage. Now after we signed a new lease they are charging us for the garage. Obviously if we would have known that prior to signing lease we probably would have not signed as we were already on edge about staying. Water bill this month was incorrect as it had double charges. Office told us we had to call the company to fix it. No one in the office takes accountability. I’ve emailed corporate months ago regarding multiple concerns with no response. Stay away and I can’t wait until next year be done with this horrible management!
